Irving spans Dallas County and holds two distinct eras of housing side by side. The older south Irving neighborhoods near the original town center were built in the 1950s through 1970s, many on pier and beam foundations that predate the slab-on-grade era. Las Colinas and Valley Ranch, developed from the 1980s onward, were engineered out of the Elm Fork Trinity River floodplain, which means thousands of homes there rest on placed fill rather than native ground. That fill continues to compact and settle in ways that were not apparent when homes were new. Irving's clay-rich soil adds the same shrink-swell pressure found across North Texas, but the fill-soil variable in Las Colinas makes foundation behavior here particularly unpredictable.

Irving's foundation challenges split cleanly along the city's development timeline. South Irving's original neighborhoods from the 1950s through 1970s have pier and beam homes where the failure mode is under the floor: settling pads, sagging beams, and crawl space moisture that rots wood framing over time. Las Colinas and Valley Ranch homes from the 1980s and 1990s sit on placed fill over former floodplain land. Fill settlement is a different problem than native clay movement, and the repair plan for a mid-century pier and beam home is not the same as the plan for a newer Las Colinas slab.
The Elm Fork of the Trinity River defines Irving's eastern edge, and a large share of the city used to sit inside its floodplain. Flood control work in the 1970s and 1980s reclaimed that land, but the fill placed to raise lots above flood elevation is not as stable as native soil. Homes in Las Colinas near Lake Carolyn may be experiencing fill settlement that was not apparent when they were built. Waterproofing service and foundation drainage are important in these areas because soil moisture near the former floodplain stays elevated longer after rain.
Irving also has a significant commercial property base, including the office parks, corporate campuses, and mixed-use developments in Las Colinas. Concrete parking lot building, concrete sidewalk building, and masonry repair and maintenance are common commercial requests along the Las Colinas corridor. On the residential side, brick and block work, concrete repairs, and stamped concrete services are frequent calls. We are a family-owned business with over 15 years of experience, and we serve both residential and commercial clients across Irving.
At a glance
Crawl space foundation construction and pier and beam repair are the primary services in older south Irving neighborhoods, where raised foundations from the 1950s and 1970s show settling pads, sagging beams, and crawl space moisture damage. In Las Colinas and Valley Ranch, slab foundation building and foundation raising address fill-soil settlement that continues years after original construction. Concrete driveway building and concrete repairs are in demand across both eras, as original driveways in south Irving are past their service life and newer Las Colinas flatwork cracks from fill movement. Waterproofing service is relevant near the Elm Fork corridor where soil moisture is elevated year-round.

Common questions from Irving, TX customers about our services, process, and coverage.
Las Colinas and Valley Ranch were developed on land reclaimed from the Elm Fork Trinity River floodplain. Lots were raised with placed fill, and that fill continues to compact and shift in ways that were not apparent when homes were new. Newer slabs on fill soil crack and settle for different reasons than older homes on native clay. The repair approach for a Las Colinas home needs to account for fill depth and compaction, not just the surface clay behavior.
Pier and beam foundations, common in south Irving's 1950s and 1970s neighborhoods, are raised wood-frame structures over a crawl space. They fail through settling pads, sagging beams, and moisture damage to wood framing. Slab foundations, dominant in Las Colinas and Valley Ranch, are concrete poured directly on the ground and fail through cracking, heaving, and differential settlement. Crawl space foundation construction and beam work address pier and beam problems; pressed piers and concrete leveling address slab problems. We handle both.
Yes. Las Colinas has a large concentration of office buildings, corporate campuses, and mixed-use properties that need concrete parking lot building, concrete sidewalk building, and masonry repair and maintenance. We work with commercial property owners and managers across the Las Colinas corridor on both new concrete installation and repair of existing surfaces that have cracked or settled from fill-soil movement.
The Elm Fork defines Irving's eastern edge, and soil moisture near that corridor stays elevated longer after rain than in inland parts of the city. Homes and commercial properties near the river benefit from waterproofing service and foundation drainage systems that move water away from the foundation perimeter before it saturates the clay and creates hydrostatic pressure. Proper grading and drainage correction are often part of the repair plan for properties in this zone.
